Operations must use updatable query?

Please help, this error is wreking my head:
I have a VB APP updating a an Access DB, i get this error every so ofter:

-214 (load of numbers) Operation must use an updatable query.

I have given full control to to the directory on which the App and the Access sit..
any ideas?

I think you try to update query which isnt updatable. Maybe your query is summarized or crosstab query.

ssoltic is correct but I want to explore something.

You say that SOMETIMES you get the error - but not every time.

Is there a chance that in the error cases, the record is being accessed by more than one person?

If that is possible, check the lock-related parameters when you open the query. If your locking is too restrictive (e.g. pessimistic locking), look into alternative locking setup.

hey yes it soo anoying, only seems to happen on the weekends.
the acces db is being access by one user only, it is a DB speciically used by a font end app sending emails
