MajP, the point is that the OP managed to GET a null. And in fact, some of the articles I found said that it IS possible if you are opening the form in some way that is non-standard. But I also agree with YOU that we need to see actual code, not sample code, because there is some anomaly at hand. I'm a belt-and-suspenders man, so extra attention to the string build-up process won't hurt either.

Following a comment by another forum member I have restored this thread that you had deleted. Even if you felt its the wrong approach, threads with responses should not be binned as they may be useful to others in the future.
