Crosstab query problem: Incorrect Values

I need help with data errors I am getting in my crosstab query
I am linking a table and a query to create a crosstab query.
First Query:
Query Of "Internal Survey Data" table
Fields are:
Kitchen
Kitchen Renew Year
Table:
Table Of "Promaster Costs & Life Cycles"
Contains a schedule of rates. (i.e. Kitchen - £5,210.00)
So I have set a relationship between (both records inside these are the same spelling etc.
Kitchen (from the query)
and
Material (material from the table)
MY CROSSTAB QUERY IS AS FOLLOWS:
Rows: Kitchen Type (From the Kitchen Query)
Columns: Kitchen Renew Year (From the Kitchen Query)
Value: Sum of Rate (From the Promaster Costs table)
The issue I am getting is with the costs showing in the values.
They are too high.
If I run a count of the number of Renew years in a certain year such as:
2011 - 5 kitchens require renewal. That works fine.
But when I put the value of the crosstab to the Rate in the schedule table the costs do not add up. (i.e 5 Kitchens * £5,210.00) They are allways higher. If I change this value to count instead of sum, it shows more kitchens require replacement in that year, which leads me to believe there is an error in my relationship between the query and the table.)
Any help would be much appreciated.
