DateAdd function

I am producing a form where I want ot use the DateAdd function to calculate a maturity date for a mortgaged property. I have the fields Term and StartDate in the table, where the Term is the number of years of the mortgage and is therefore variable.

I am entering =DateAdd("y",[Term],[StartDate]) but it is calculating the maturity by number of days not years, e.g. a 15 yr mortgage starting today (12 April 04) will mature on 27 April 04. Almost there, but not quite. Help very much appreciated - thanks in anticipation.

I think you need to use "yyyy" instead of "y".
Only guessing but give it a try
Good luck. Took me ages to get the hang of DateAdd on only then what I really need rather than a general overview.
