Error MS TreeView 6 OCX Help File Trouble

I am attempting to get the MS TreeView 6 OCX working in an Access 2007 application I am developing on Windows XP.

I placed the TreeView 6 control on a test form, went into its properties, found the elaborate custom properties dialog for the OCX control (Properties Sheet \ Other tab \ Custom property [...] button)

Pushing the Help button on that dialog brings up an error that it is not able to locate help file CMCTL198.CHM. I checked my system, not found on the drive. I have both Office 2007 Pro and the Access 2007 Developer Tools installed.

Checking around the Internet, I found various places hosting the files (CMCTL198.CHM and CMCTL198.CHI).

Via the Access UI, the Help button will not open the help file for the OCX.

Via the command line, CMCTL198.CHM will open, but the details pane of the help UI will not populate. (See attached screenshot)

Does anyone know of a source to obtain working help files for the MS Tree View 6 OCX control? TIA!

Right-click the .CHM file.
Select Properties
Click on Unblock.
Done.
 
I do not see an "Unlock" menu choice on my system. Please see attached again.

Thank you for providing the files in Desktop.zip. Those open correctly as desired.

Note: I still did not have the Unlock button. Perhaps you have some AW/FW software which provides that functionality.

Oh, and that is opening via the command line... the CMCTL198.CHM file directly. Within Access, the [...] properties dialog \ that help button is still unable to launch the CMCTL198.CHM file. Good Enough duct tape, though! Long live the command prompt! ;)
