Question Example property rental database

I am trying to set up a rental/tennancy database. I have a table of tennants, each with ID. I have a table of properties, each with ID.

Each tennant can choose to pay Monthly, Quarterly or Yearly.
They may commence their tennancy in any month.
They may choose to pay by credit card, cash or cheque.

I have set up a payments table. In it I have set the first record to Monthly, Credit Card, January, the second record to Monthly, credit card, February etc.

Is there a better way?
How do I set this up so that I can input those who pay and see those who are overdue?

I am going round in circles with this and would appreciate any help or links to access databases that do this so I can learn from the structure.

Depends what you're trying to do - is this a table of transactions? If that's the case, just stick a date in there. Then, I'd have a separate table of IDs and payment frequencies that you can run queries against every month and see who's paid and who hasn't...
 
See these Template Examples. Particularly 106.1 which deals apartment rentals. I have not used any of these templates, so I can't say if they are good or bad.
