Excel to Maximo Update Querry

I am trying to learn how to do a data conversion from an Excel spread sheet into Maximo 4.1.1. running Oracle 8X.
My first try was to input 270 rows of Equipment data into Maximo.equipment while logged onto the maximo database as sysadm.
I made sure I had a value in all the fields that had no nulls allowed plus the data tables from the legacy system.
I opened Access (Office XP) and thru ODBC added Maximo.Equipment as a table.
I then linked to my Excel (Office 2000) spread sheet and brought it in as a table also.
I created an update query listing all the Maximo field and table names on the query design chart that I wished to update.
On the update row I listed the corresponding fields from the Excel table.
When I ran the update query I got the dialog box saying "If I said yes I couldn't undo the results", then a message saying "I was about to update 270 rows", then a disappointing message saying "it did not update 269 rows due to a record lock out".
I opened Maximo Equipment and one record was there with all the info I had listed in the columns of the Excel spreadsheet.
I sorted my Excel spread sheet with new equipment data on row 1 & ran the query again with the same results.
I looked at my Equipment records again and I had a new record in Maximo and the first one was gone.
I looked at the design of both tables and could not find any 'locks' listed.
I tried to read the Access help file about record locking, finally opening tools/options/advanced and tried every combo I could about record locking with no success.
Any hints for a beginner?
