SubReport.Can Shrink

Ok...
I have a report.
It has several subreports.

One subreport is about Grant information for the client on the main report...
One subreport is about Lien information for the client on the main report...
One subreport is about Financing information for the client on the main report...

Each subreport will NOT show up IF that subreport returns no records. I have them set to "Can Shrink".

What I would LIKE to do is...

If th subreport does NOT show up? I would like to display a simple text message that says " NO GRANT DATA FOUND" for the Grant subreport... "NO FINANCING DATA FOUND" for the Financing subreport... etc...

But, I can't figure out how to trigger this response? Can someone help me PLEASE? I am losing my mind... I have spent a good several hours trying different Select Case and If statements and nothing seems to trigger a LABEL to be Visible=True or Visible=False based on a subreport.report.hasdata or any other idea...
